Payments:
A 25% non-refundable deposit is due when making reservation
The full balance will be billed to your credit card on file upon check-in.
There is a Florida State Sales Tax of 6.5% and a Manatee County Resort Tax of 5%.
Rates and taxes are subject to change without notice.
Visa and MasterCard accepted. Personal check, money order, and cash may be accepted if paid two weeks in advance.
Cancellation:Please reconfirm your reservation 14 days prior to arrival.
If you fail to cancel your reservation before your arrival date, you may be charged for your complete reservation.
We cannot offer refunds for late arrivals, early departures, or for inclement weather.
Check-in/Check-out:Check-in is at 3:00 pm. Early check-in may be available upon request.
Check-out is at 11:00 am.
Late check-out may be available upon request
Minimum Stay:There is a two-night minimum stay.
A three-night minimum stay may be required over weekends or holidays.
Parking:A maximum of 2 cars per unit is provided. If you park more than 2 cars, towing may occur.
Arrangements to park oversized vehicles (RV,boat,etc) should be made before arrival. If these arrangements are not made beforehand, towing may occur.
Smoking:
All rooms are smoke-free.
Outdoor areas with ashtrays are provided for smoking.
Pets:
Pets are always welcome.
An additional charge may be applicable for repair or replacement for damage to the room and/or its contents.
Dogs should be supervised at all times.
Dogs should not be left unattended in the room if there is a tendency to bark.
Animals are restricted from the Gulf of Mexico beaches. However, dogs are permitted in other areas including bay-front parks and dog parks.
There is a one-time pet fee of $50.
Cleaning/Damage:
Guests are expected to leave the accommodations in the same condition as they were found upon check-in to avoid a cleaning charge of up to $200. This charge will be billed directly to your credit card at our discretion.
All furniture, glassware, cookware, dishware, lounge chairs, etc. should be returned to their original locations.
Guests are expected to leave the refrigerator, stove/oven, microwave, coffeemaker, and barbecue grills empty and clean.
Guests are responsible for all careless damage or loss during their stay. The cost of repair and/or replacement will charged in full to the guest.
There will be a $200 charge for smoking and/or unauthorized pets.
There is a one-time cleaning fee of $60.
Management Rights:
Management reserves all rights, including the right to rent and the right to have guests removed from the premises.
